Additional Information:

The house was built in 1975.

The house has mains drainage.

The farm buildings all have 3 phase electric installed.

The well located in the low garden was divined by a professional water diviner (Someone who can find the best natural supply) in the late 1960’s as a backup source for water. When this superb supply was identified the ground was dug up and the well was lined with 3ft liners to a depth of approx. 30ft. It was then sealed on top with a concrete lid and manhole cover to access the well itself. A 3phase electric submersible pump was fitted about 10ft down into the water (thus the need for 3 phase electricity which was also cheaper to buy). The water is then pumped to the red pressure tank at the corner inside the big shed. This tank and its associated pumps pressurise the water to 3 times the normal mains pressure and pump it to the first valve which is in the dairy. Water directions are controlled by a series of valves and can be opened and closed at any time. Note when all valves were open on the hottest dry spell of any year the well never went below 50% capacity. All in all, a superb source of natural spring water.

The waterwheel - of great historical importance because that is how NEWMILLS got its name. The river was diverted for a water supply to drive the wheel which in turn produced electricity to drive the equipment in the mills to produce meal from the local barley and grain supplies to supply back to the local farmers. Apparently, it was described as the area with the new mills and its name stuck. The townland of newmills is only 12 acres (the Damhill ) all the rest of the village is Drumreagh. The wheel itself is still intact and I believe is only 1 of 7/8 left in Ireland.

The reinforced Slurry Tank in low yard was built it had to comply to all strict Dept of Agriculture regulations and plans regarding farm safety. The result being the yard now can take a vehicle loaded up to 60 tons provided that don’t put a single wheel on a manhole cover.

There is a petrol tank installed in the top yard near to the original petrol pump.

Standby generator fitted in the low shed which generates electric.

The garden was professionally landscaped and contains many specimen trees and shrubs.
